In each case, we’ve agreed to purchase the properties at full asking price or above the asking price. This takes the worry of wondering how much they’ll make from the sale of their house away from these homeowners and ensures they get a fair price for their home.
The only stipulation on these purchases is that the current homeowners allow us a period of time (typically between 6 and 12 months) to obtain a successful pre-application for development before the sale goes through. (Pre-application is the stage that comes before full planning permission and allows us to proceed with the knowledge we’ll be able to develop on the land after purchase).
This is a win-win situation for both parties as it allows the homeowners to achieve a full asking price or above asking price in the current flat housing market. It also allows us to purchase a property after pre-application or planning has already been agreed, meaning we’re safe in the knowledge it can be used for development.
