The only stipulation on these purchases is that the current homeowners allow us a period of time (typically between 6 and 12 months) to obtain a successful pre-application for development before the sale goes through. (Pre-application is the stage that comes before full planning permission and allows us to proceed with the knowledge we’ll be able to develop on the land after purchase).
This is a win-win situation for both parties as it allows the homeowners to achieve a full asking price or above asking price in the current flat housing market. It also allows us to purchase a property after pre-application or planning has already been agreed, meaning we’re safe in the knowledge it can be used for development.
